What actually happens, in order.
A Sarfaraz Constructions project runs in six stages: plot feasibility, design and drawings, approvals through BuildNow Telangana, supervised construction against a measured bill of quantities, stage-wise billing with statutory deductions, and handover — with optional ongoing property management.

Plot and feasibility
Day one
Before anything is drawn, the plot is tested: setbacks, permissible FAR, the height the road width allows, the realistic envelope, the permission route and whether RERA is triggered. Where a purchase is involved, the market value survey and a legal review of link documents run alongside.

Design and drawings
Weeks 1–6
Architectural design by B.Archs, structural design by experienced M.E.s, and interiors — developed together in-house so the structural scheme and the services are resolved while changes are still cheap. You approve a coordinated set, and a 3D elevation, not a sketch.

Approvals
Varies
Submission drawings are prepared for the correct route — instant registration, instant approval or single window — and filed through BuildNow Telangana under GHMC or HMDA jurisdiction.

Construction
The long middle
Work is contracted either per square foot against a written specification or on a percentage of construction cost. Civil works are supervised by the firm's own engineers, against a measured bill of quantities, with progress and material movement recorded as they happen.

Billing and cost control
Every stage
Each stage is billed on measured quantities, with GST, TDS, retention and advance recovery computed on the running-account bill. Cost-to-date sits against budget throughout.

Handover and after
And onward
The building is handed over with its records. If you want it looked after — rent collected, maintenance run, a vacant plot watched — the property management arm takes it from there.
